PrequalFunnel is not a lender
PrequalFunnel is a software company. We are not a mortgage lender, mortgage broker, loan originator, real estate brokerage, credit bureau, financial adviser or law firm. We do not make loans, make credit decisions, pull credit, issue pre-approvals or Loan Estimates, or price loans. Nothing on prequalfunnel.com or in a PrequalFunnel calculator is an offer or commitment to lend.
Calculator results are estimates
Every calculator works out an estimate from the numbers a person enters and from default assumptions, such as an indicative interest rate, typical property tax and insurance rates, and mortgage insurance rates. Real rates, payments, fees, taxes, insurance, mortgage insurance and eligibility depend on the borrower's credit, income, assets, property, location, loan program rules and the lender's underwriting. Results can differ, sometimes a lot, from what a borrower is actually offered.
A pre-qualification is an informal estimate based on what a borrower says about their finances. It is not a pre-approval and not a commitment to lend. Borrowers should speak with a licensed loan officer and review the official disclosures a lender provides before making any decision.
Government figures
Figures set by government agencies, such as FHA mortgage insurance premiums, the VA funding fee, USDA guarantee fees and conforming and FHA loan limits, are taken from the agencies' published sources and carry their effective dates. These figures change and can vary by county, program and borrower. Always confirm current figures with the agency and with a licensed professional.
Not financial, legal or tax advice
Articles, guides, glossary entries, FAQs and checklists on this site are general information for mortgage professionals and consumers. They are not financial, investment, tax, legal or compliance advice, and they do not create a professional relationship. Our compliance content in particular is a starting point for a conversation with your own compliance officer or attorney; laws and regulator guidance change, and they vary by state.
Responsibilities of loan officers and brokers
When you embed PrequalFunnel calculators on your website or funnels, you are presenting them to the public as part of your marketing. You remain responsible for:
- displaying your NMLS ID, state licensing information, company details and an Equal Housing Opportunity statement as required;
- making sure any rate, payment, down payment or term you mention in surrounding copy follows advertising rules and includes the disclosures those rules require;
- the consent wording on your lead forms and getting clear, specific consent before calling or texting;
- your own privacy notice and how you use and protect the lead information you collect;
- treating every borrower fairly and never steering based on a protected characteristic; and
- following RESPA and state rules on referrals and co-marketing.
PrequalFunnel includes a disclaimer inside each calculator, and you can edit labels and messages, but the final wording on your pages is your decision and your responsibility. Check specifics with your compliance team or counsel.
No guarantee of results
