FHA · upfront and annual MIP

The FHA calculator for mortgage websites that shows the MIP borrowers forget

It turns home price, down payment, rate and term into a full FHA payment: the base loan, the upfront MIP financed into it, principal and interest on the larger balance, and monthly MIP. It also shows how long annual MIP lasts. For the LO, it surfaces low-down-payment buyers who already see the true monthly cost.

Buyers who search FHA payments are often first-time buyers with a little saved, a rent payment to beat and no lender yet.

Why do buyers look up an FHA payment before they call anyone?

Because someone told them they could buy with 3.5% down, and they want to know if that is true for the homes they are actually looking at. Many are renters comparing a mortgage with their current rent.

What surprises them is the mortgage insurance. On a $400,000 home with 3.5% down, the base loan is $386,000, the upfront premium of 1.75% is added on top, and annual MIP, commonly 0.55% a year, is spread across the monthly payments. With under 10% down, that annual premium generally stays for the life of the loan. Their worries are whether they can afford the full payment, whether their credit is good enough, and how much cash they really need at closing.

How should an LO position an FHA calculator in the funnel?

Make it a front-door tool for first-time buyers. It belongs on your homepage calculator widget, your first-time buyer page, and any Spanish-language landing page, since every calculator here works in Spanish and five other languages. Place the DTI calculator right after it, because FHA conversations quickly become debt-to-income conversations.

An FHA lead tells you a lot before you dial. The down payment percentage separates buyers at the 3.5% minimum from those who could also qualify for conventional financing. The home price tells you whether they are near your county's FHA limit, which runs from $541,288 to $1,249,125 for a one-unit home depending on the area. The monthly payment tells you what they believe they can handle.

Respond fast; FHA shoppers are often comparing several lenders at once and speed-to-lead matters. Use the first call to ask about credit, income type and gift funds, then move them toward a full application if the numbers support it. If a buyer at 10% or more down could get conventional financing without lifetime mortgage insurance, say so, and let them decide.

What arrives in your CRM

What the numbers tell you about the borrower

  • Down Payment (%)At the 3.5% minimum, expect a first-time buyer with limited savings; ask about gift funds and credit. At 10% or more, the buyer may also qualify for conventional, and the annual MIP drops off after eleven years.
  • Home PriceCheck it against your county's FHA limit before the call. A price that pushes the loan over the limit means FHA is off the table for that home, and you need a different plan ready.
  • Monthly MIPIf the borrower ran several scenarios to shrink this number, mortgage insurance is a sore point. Prepare a conventional comparison so they can see whether PMI, which can be removed later, would cost less.
  • MIP Duration"Life of loan" means the borrower will likely need to refinance someday to drop MIP. Mention it honestly; borrowers who learn it after closing tend to feel misled and stop referring.

A first message that uses their numbers

What should you say first to an FHA lead?

Thanks for running FHA numbers on this home. The next step is a quick look at your credit, income and the cash you have for closing, so I can tell you whether those numbers hold up and what your options are. When is a good time for a ten-minute call?

Keep pre-qualification and pre-approval distinct, and avoid implying the borrower is eligible for FHA before you have reviewed credit, income and the property.

Where this calculator earns its place

  1. 01

    First-time homebuyer page

It is the program most first-time buyers ask about, and the payment with MIP is the number they most need to see.

  2. 02

    Spanish-language landing page

The calculator switches to Spanish for the visitor, which helps bilingual loan officers serve FHA-heavy communities.

  3. 03

Rent-versus-buy blog post or ad landing page

Renters comparing payments convert better when the page shows a realistic FHA payment alongside their rent.

Limits worth knowing

  • Property tax, homeowners insurance and HOA dues are not included, and in many areas they add hundreds a month.
  • The calculator does not check county FHA limits or credit score requirements; a buyer can produce a payment for a loan FHA would not insure.
  • Annual MIP is applied at the common rate; loan size, term and down payment can change the actual premium.

Calculator disclaimer: Estimates only. FHA mortgage insurance premiums (upfront and annual) and loan limits are set by HUD and change periodically. Confirm current MIP rates and eligibility with an FHA-approved lender.

Definitions in the calculator

FHA loan
A mortgage insured by the Federal Housing Administration, part of HUD, and made by approved private lenders. The insurance lets lenders accept smaller down payments and lower credit scores; per this calculator’s assumptions, as little as 3.5% down with a credit score of 580 or higher. Borrowers pay for the insurance through upfront and annual MIP.
Upfront MIP
A one-time FHA mortgage insurance premium equal to 1.75% of the base loan amount (HUD, effective 2023). It is usually financed into the loan rather than paid at closing, which is how this calculator treats it. On a $289,500 base loan, it adds $5,066.25 to the balance.
Annual MIP
An ongoing FHA mortgage insurance premium, quoted as a yearly percentage of the loan and paid in monthly installments with the mortgage payment. In the common case of a 30-year loan with under 5% down it is 0.55% per year (HUD Mortgagee Letter 2023-05, effective 2023); the rate varies with term, loan size and down payment.
MIP duration
How long annual MIP is charged. Per this calculator’s assumptions, putting 10% or more down lets annual MIP end after 11 years; with less than 10% down it generally lasts for the life of the loan, and removing it usually means refinancing into a non-FHA loan. The result shows which case applies to your down payment.
Down payment
The part of the purchase price paid in cash at closing rather than borrowed. On an FHA loan it sets the base loan amount and affects how long annual MIP lasts. A larger down payment reduces the loan, the monthly payment and the premiums, which are figured as percentages of the loan.
Base loan amount
The home price minus the down payment, before the upfront MIP is added. Both the upfront and annual premiums are figured from this amount. With the default $300,000 price and 3.5% down, the base loan is $289,500. The down payment and closing costs are paid separately in cash.
Total loan amount
The base loan plus the financed upfront MIP. It is the balance you actually repay, so principal and interest are calculated on this larger figure. Financing the premium avoids paying it in cash at closing but adds interest on it over the life of the loan.
Principal and interest
The part of the monthly payment that repays the loan and covers interest, calculated from the total loan amount, rate and term. On an FHA loan the full monthly payment adds annual MIP on top; property tax and homeowners insurance, which lenders usually also collect, are not included in this calculator.
FHA loan limits
The largest loan FHA will insure in a given county. For 2026 the one-unit limit ranges from a floor of $541,288 to a ceiling of $1,249,125 in high-cost areas (HUD, 2026). A loan above the local limit cannot be an FHA loan. This calculator does not check the limit for your county.

Questions about this calculator

How does the FHA calculator handle upfront MIP?

It adds the upfront premium to the base loan rather than treating it as cash at closing, which is how most FHA borrowers pay it. The premium is 1.75% of the base loan. Principal and interest are then calculated on the larger total loan amount, so the borrower also pays interest on the financed premium over the life of the loan.

How long does annual MIP last on an FHA loan?

With 10% or more down, annual MIP ends after 11 years. With less than 10% down, it generally lasts for the life of the loan, and the usual way to remove it is refinancing into a non-FHA loan once there is enough equity. The MIP Duration result shows which case applies to the borrower's inputs.

Why is my FHA payment higher than the principal and interest?

Because the full monthly payment adds annual MIP on top of principal and interest. In the common case of a 30-year loan with under 5% down, that premium is 0.55% of the loan per year, divided into monthly installments. Property tax and homeowners insurance would add more, though this calculator does not include them. Seeing the gap helps buyers understand why an FHA payment can exceed a quick online estimate.

Can I use this calculator for a home above the FHA loan limit?

It will calculate a payment, but FHA will not insure a loan above the county limit. One-unit limits run from $541,288 in lower-cost areas to $1,249,125 in high-cost areas. If your loan is above your county's figure, a loan officer can look at conventional or jumbo options instead. Check the limit for the property's county before quoting, since limits differ widely between neighboring areas.

Why put an FHA calculator on a loan officer's website?

FHA is one of the most searched loan types among first-time buyers, and this calculator answers their first question with the real payment, MIP included. That means the borrowers who contact you already understand the monthly cost. It works well as part of a homepage widget alongside affordability and DTI tools. Because the payment includes mortgage insurance, fewer borrowers are surprised when you send a formal estimate later.

Can FHA leads go to a separate HighLevel workflow?

Yes. Producer and Brokerage plans support per-calculator webhooks, so FHA submissions can trigger a first-time-buyer workflow in HighLevel, Zapier or Make with its own tags and texting sequence. The payload carries every input and result, plus UTM and click-ID data. Remember to collect clear TCPA consent before any automated calls or texts. Should HighLevel be unreachable, the FHA lead still sits safely in your PrequalFunnel contacts.

Does the calculator check whether the borrower qualifies for FHA?

No. It estimates payments from what the borrower enters and does not review credit, income, debts or the property. It is a pre-qualification tool, not a pre-approval. Credit score minimums, DTI limits and property standards all apply once the borrower applies, and you confirm them during the full review. Use the lead's inputs as the starting point for those questions.

Will Spanish-speaking buyers see the FHA calculator in Spanish?

Yes. Every calculator on this site works in English, Spanish, Simplified Chinese, Korean, Vietnamese and Arabic, and the visitor can switch languages. Labels, field help and definitions, including the explanations of upfront and annual MIP, appear in Spanish. Leads arrive in your CRM the same way regardless of the language the borrower used. That makes it practical to run one FHA page for both audiences instead of maintaining two separate funnels.
