Pre-qualification
Mortgage pre-qualification is an informal estimate of how much a borrower may be able to borrow, built from the income, debts, assets and down payment they report. It usually involves no document verification and is not a commitment to lend. It is the first, lightest step before a pre-approval and a full application.
A pre-qualification starts with numbers the borrower states: gross monthly income, monthly debt payments, savings for the down payment and the price range they have in mind. The loan officer runs those figures through housing and total debt-to-income limits and an assumed rate, then works backward to a maximum loan amount and price.
Worked example. A borrower reports $8,000 a month in gross income and $500 in car and card payments. Using a 28% housing limit, the most the home payment can take is $2,240. Using a total-debt ceiling of 43%, the combined limit leaves room for the housing payment as long as it plus the $500 stays under that line. Whichever ratio binds first sets the ceiling. Subtract estimated property tax, insurance and any mortgage insurance from the allowed payment, and what remains is the principal-and-interest budget that converts into a loan amount at the assumed rate.
Because the inputs are self-reported, a pre-qual can be wrong in either direction. Credit history, verified income, reserves and the loan program can all change the answer. Lenders differ on wording, but a pre-qualification letter, where one is issued, generally says it is not an approval. Its real value is speed: in a few minutes a borrower learns whether their target price is realistic, and the loan officer learns what to verify next. The pre-qualification calculator does exactly this arithmetic.

Questions about Pre-qualification
Does pre-qualification hurt my credit score?
Usually not, because a typical pre-qualification relies on what you report rather than a credit pull. Some lenders run a soft inquiry, which does not affect scores. A hard inquiry normally comes later, at pre-approval or application.
How long is a pre-qualification good for?
There is no fixed expiry, since it is only an estimate. It stays useful until your income, debts, savings or market rates change enough to move the math. Most buyers should move on to a pre-approval before making offers.
Can a seller rely on a pre-qualification letter?
Many sellers and listing agents treat a pre-qual letter as weak evidence because nothing has been verified. A pre-approval, where the lender has checked credit and documents, generally carries more weight with an offer.
